How to write a punch list

A punch list turns a vague "almost done" into a clear finish line.

  1. Walk the job with the customer. Note every item together, big or small.
  2. Write each item as one action. "Touch up paint by the door", not "fix finishes".
  3. Agree an owner and date. Say who does it and by when.
  4. Photograph each item before and after. Photos prevent later disagreement.
  5. Get sign-off. Have the customer confirm the list is complete before final payment.

Common questions

When should I send the final invoice?

Many contractors invoice on punch list completion; set that in your terms.

What if the customer adds new items later?

Treat them as new work and quote them separately.
