How to handle a landlord and a tenant both contacting you about one repair
Two people giving instructions on one job causes mix-ups. Decide who approves, who gives access and who pays.
- Ask who is the paying customer. Confirm in writing who approves the quote and who receives the invoice.
- Name one approver. Agree that only that person can change scope or price.
- Name an access contact. Confirm who lets you in and the times that work for them.
- Send updates to both when needed. Share arrival windows and completion notices with the person on site, and costs with the person paying.
- Keep messages in one record. Log each call and text on the job so nobody has to remember who said what.
Common questions
What if the tenant asks for extra work?
Say you will pass the request to the approver, and do not start until they agree.
